These terms apply to your use of olawventures.co.uk and to any digital documents or services you buy from us. By placing an order or instructing us, you agree to these terms.
1. About us
- Company name: O Law Ventures Ltd
- Company number: 12857620 (registered in England and Wales)
- Registered office: 128 City Road, London EC1V 2NX
- Email: olawventures@outlook.com
2. Digital documents (the shop)
Our shop supplies professionally prepared digital documents — such as tenancy agreements and HHSRS checklists — as instant downloads. Each product page describes what is supplied.
- All prices are shown in pounds sterling (GBP) and are inclusive of any VAT that applies.
- Payment is taken securely at checkout through our payment provider, Stripe. We do not store your full card details.
- Once payment is confirmed, your document is made available to download immediately and a copy is emailed to the address you provide.
- The documents are general templates for self-completion; they are not tailored to your specific property or circumstances unless you instruct us separately.
3. Your right to cancel (digital content)
Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, you normally have 14 days to cancel a purchase of digital content.
- Because our documents are supplied as an immediate digital download, you expressly consent at checkout to the download beginning straight away and acknowledge that, once it begins, you lose your 14-day right to cancel.
- If a document is faulty, corrupt or materially different from how it was described, we will replace it or provide a refund. Please contact us with your order details so we can put it right.
- Nothing in these terms affects your statutory rights as a consumer.
4. Inspection and consultancy services
We also provide HHSRS hazard inspections, compliance advisory and related consultancy.
- Quotes and booking: fees are confirmed in a written quote before work begins. A booking is confirmed once you accept the quote and any required deposit or payment terms are agreed.
- Access: you are responsible for arranging safe and lawful access to the property for the scheduled inspection, including any tenant notice required.
- Report delivery: written reports are normally delivered within 1–3 working days of the inspection. We will tell you if a matter requires longer.
- Cancellation and rescheduling: let us know as early as possible if you need to cancel or rearrange. Cancellation or rescheduling with less than 24 hours' notice: 50% of the inspection fee. No-show, or no access on the day: 100% of the inspection fee. Where the tenant refuses access despite proper notice being given, the charge applies to the person who booked the inspection.
- Fees: fees for services are payable as set out in the quote or invoice.
5. Liability
Our templates, checklists and guides are provided for general information only. They are not legal advice and do not create a solicitor–client or other professional advisory relationship. You should take your own professional advice where your situation is complex or significant decisions depend on it.
To the fullest extent permitted by law, our total liability arising out of or in connection with any document or service is limited to the amount you paid for it. We are not liable for indirect or consequential losses, or for losses arising from your use of a template that has been altered or applied outside its intended purpose.
Nothing in these terms excludes or limits our liability for death or personal injury caused by negligence, for fraud, or for any other liability that cannot lawfully be excluded or limited.
6. Intellectual property
All documents, guides and site content remain the intellectual property of O Law Ventures Ltd. When you buy a document you are granted a non-exclusive licence to use it for your own properties or portfolio.
You may not resell, sublicense, share, publish or redistribute our documents, in whole or in part, to any third party, whether free of charge or for payment.
7. Complaints, governing law and updates
If something is not right, please contact us at olawventures@outlook.com and we will aim to resolve it promptly and fairly.
These terms, and any dispute arising from them, are governed by the laws of England and Wales and are subject to the exclusive jurisdiction of the courts of England and Wales.
